We at Silver Concrete LLC try our best to ensure that for many years to come, you will have long lasting, high quality concrete flat-work inside and around your home. Whether it’s your driveway, front porch, sidewalk, patio, garage or interior floor, we will do everything we can to satisfy you as a customer. Although concrete is a very durable product, it is not without its flaws. Because concrete shrinks as it dries and cures, concrete may crack, and you may notice hairline cracks after install. We try to prevent this from happening, by adding control joints in the work. Concrete is finished by hand and there may be flaws in the brushing and finishing. Silver Concrete LLC strongly recommends a salt and chemical guard be applied to concrete 30 days after the install for driveways. Silver Concrete LLC also advises that no standing snow and ice remain on driveways overnight because of freeze and thaw cycles that weaken concrete.
Silver Concrete will walk the customer through the formed project prior to pouring concrete. It is the customers responsibility to bring any issues to the attention of Silver Concrete over the placement of concrete. Your concrete will be curing for the next 30 days. This is the natural hardening process. We recommend that you do not use the newly poured area for a minimum of 7 days; this includes parking, placing patio furniture, grills, etc. on the newly poured area. You may walk on the area if needed the day after, but limited access is advised for seven days. · Allow 24 hours to walk on "new" concrete. Snow and Ice: We do not recommend that you use any type of de-icer for your concrete, as it will damage the concrete and can cause flaking. *WARNING: Never use deicers containing ammonium sulfate or ammonium nitrate (i.e. fertilizers). Such products are known to aggressively attack concrete.
Driveways/Walkways/Slabs :Do not drive on the "new" concrete for at least 7 days. Do not allow water to drain beneath the slab. Settlement cracks may develop. Proper drainage is essential for the life of the concrete. After the concrete work is completed, the bottom edges need to have landscaping, dirt, rock, to keep water from washing out the underlayment. Additional material may need to be placed by the customer for exposed and sloped areas. Do not apply deicing chemicals (salt) for snow and ice removal. This will void the warranty. As an alternative, sand can be used for traction .For stain removal, do not use harsh acids. Use a product specifically designed for the stain in question and for use on concrete.
Colored and Stamped Concrete: Double Lines: This occurs in stamped concrete. It happens when two stamp mats come together during the stamping process; which allows the concrete to push up through where two mats meet. We do our best to smooth these out although because we throw on a release powder on the concrete as we stamp, we may miss some areas. Bird bath like puddles: one of the risks of being on the concrete to apply the stamps. Almost all stamped concrete will have areas that hold water, either due to the nature of the texture of the stamp design or these deeper depressions. Whitening: This occurs in stamped finishes. If moisture gets trapped beneath the sealer it can cause a whitening or hazy appearance. Contractor should be made aware of this as soon as possible to remedy it. Your colored and stamped concrete will be protected with a commercial grade sealer. This will help protect the concrete from stains or fading from the sun. It also assists in the curing process. We recommend that your concrete is power washed and resealed again every 2-3 years to protect it. This maintenance can be scheduled through Silver Concrete, for an additional cost.
Cracking: Your concrete is poured at 4000-4500 PSI (pounds per square inch), with rebar where needed. This is for strength, durability, and vitality of the concrete. Exterior concrete is subject to inclement weather and heavy vehicle traffic. This results in normal wear and tear on the surface of the concrete
Safety: Stamped Concrete does get slippery when wet. We apply a silica crystal to the seal for added traction. It is advised that when resealing silica is added to the seal to keep proper traction. Silver Concrete is not responsible for any slip and falls on stamped concrete.
Warranty Silver Concrete LLC. offers a 90 Day limited warranty for extreme (more than 1 inch) settling or rising, Minimal popping or flaking of concrete may occur, extreme spalling/ flaking that is more than 20%, may fall under warranty. Cracks larger than a ¼” are covered and will be evaluated for repair or replacement. The warranty does not include hairline cracks. As a courtesy to our customer, we will come out and repair hairline cracks that are not in the joints for 5 years after install. It is recommended that all concrete flat-work, especially exterior concrete, be sealed and regularly maintained by the homeowner. Sealing products can be purchased from area concrete suppliers like Rio Grande and Rocky Mountain Decorative Concrete Supply. Colorado is a severe weather region. During any given winter, there are many freeze-thaw cycles which may put your slab at risk of cracking. No flat-work will be replaced due to spalling or other damages from freeze thaw cycles as this is something we cannot control. Subsequently, no concrete will be repaired or replaced due to damages caused from magnesium chloride or other deicing chemicals. The warranty does not cover damages done by homeowners due to poor maintenance or mistreatment of surfaces. Limited Warranty excludes cracking, raising or settling caused by subsurface ground and soil conditions that occur in nature. We are not responsible for any wires, or pipes below the surface. We are not responsible for sprinklers or sprinkler systems, the homeowner should take necessary steps to flag or point our sprinkler heads for the crew before we begin the work. When possible we will attempt to fix any breaks in the lines we cause, We will not be responsible for existing fencing that is old/falling apart or not previously installed correctly as we work to get your area ready. We will do attempt to prevent any damages to such fencing. Repairs to pillars and posts are the responsibility of the homeowner, and can be fixed by Silver Concrete at cost.
General Warranty Matters· At any time, the decision to repair or replace concrete will be determined by Silver Concrete LLC..· Initial installation of concrete must be paid in full, before any warranty issue will be resolved. Work is billed by the square foot and this invoice is an estimate, final total is based on finished square feet, unless specified “flat fee” in estimate. Payments - 50% of the total project cost is due at the start of work. 50% is due after clean-up of the project area and concrete is installed. There is a 2% discount for cash. Checks, Zelle, Pay Pal, Venmo, Cash App are also accepted. Credit Cards will be billed an additional 2% fee to cover fees. Tear out is based on visible concrete seen prior to the start of the job. Additional slabs of concrete may incur an additional charge for removal and disposal. Additional concrete needed to fill those areas will be billed at cost. This will be discussed with the customer upon discovery.
Change Orders - Any changes beyond the original scope of the contract will be considered a change order. The customer shall pay for any additional materials, labor, and mark-up that Silver Concrete incurs as a result of the change.
Fees- If customer refuses payment the customer can and will be charged for any legal fees, court costs, and for time Silver Concrete uses to collect this debt. Customer agrees if a judgement is rendered in Silver Concrete's favor these fees will be added onto the judgement.
Repairs - There is no warranty for repairs to concrete . Concrete overlays are an example of a repair. These can last many years or only a few months depending on traffic, chemicals, and weather conditions. Repairs will be done at the discretion of Silver Concrete in a manner they wish to remidy the issue.
Permits and Locates - Obtaining proper permits (city, county and/or state) and approvals (HOA and otherwise) are the responsibility of the job owner and/or their representative UNLESS Silver Concrete LLC specifically states in writing that they will obtain these approvals. Silver Concrete is not responsible for completing work that later needed a permit or HOA approval. 811 Utility located must be requested by the customer prior to work being started , unless Silver Concrete LLC specifically states in writing that they will handle the notification.
